Comfortably perched on the heights of Cannes, Mougins is a shell-shaped medieval village, infused with a delicate bucolic atmosphere, namely due to its romantic flowery alleys.

Of all time, Mougins has always attracted the world’s greatest… Picasso, Man Ray, Léger… Its typical Provençal character, its numerous art galleries and its sublime restaurants bestow an indefinable and eternal charm upon the gorgeous village..

The commune, historically specialized in the harvesting of jasmine, is now abundantly urbanized with Neo-Provencal style villas, thereby inspiring its nickname : “garden city”.

Tourism in Mougins mainly revolves around art, with its artist exhibitions (painters and sculptors) taking place throughout the year, to the rythm of strollers who dream of lingering within this realm for a few timeless instants..

The village of Mougins thus evokes refinement, gastronomy, art, Provençal authenticity and enchants tourists and locals alike with the infinite beauty of its narrow streets, charged with a profuse amount of character and history.

People & Neighbourhoods

Mougins is the 12th most populated city in the Alpes-Maritimes with 18,391 inhabitants.

Capital of Gastronomy and the ‘Arts de Vivre’, the city enjoys a privileged location. Fifteen minutes from Cannes’ beaches and Film Festival, eight kilometres from Grasse, the city of perfumes, and forty kilometres from the first winter sports resort, Mougins is like a citadel, dominating cities and villages…

Its strategic positioning makes Mougins a “crossroads” between the urban areas of Cannes and Grasse linked to the Sophia Antipolis technology park.

What You Will Love

The international city, chic, classy, warm and sunny will seduce you from the very beginning.

You will appreciate the many green spaces, forests, gardens, sublime views, as well as the culture permeated in the heart of this enchanting flowery city.

The presence of artists in this authentic, lively but peaceful village will magically enthrall you, as will the sensory farandole that the delicious dishes provided by the many renowned restaurants will arouse in you.

The feeling of serenity and well-being when visiting Mougins’ residential streets will attract the attention of people wishing to settle in Mougins.

Mougins, a wonderful picturesque village with views of the Alps, offers its privileged occupants a true quality of life, security and serenity.

You will be both in the countryside and very close to the sea, the mountains but also to Nice airport for those who travel frequently.

Mougins also houses infrastructures adapted to family life: day care centers, schools (including the presitigious Mougins School), colleges and ‘lycées’, clinics, retirement homes, sports and leisure centers.

Over the decades, habitat has developed mainly horizontally. More than 62% of residents live in villas. Provençal, even Tuscan architecture, mingles with more modern buildings such as the Eco’Parc, the IME Mirasol or even some individual villas. Mougins has very few apartment buildings.

The properties are located in closed and secure domains or in privileged neighbourhoods. Land is becoming increasingly scarce. Also, some investors are targeting houses to be restored on prime arteries. The site, a true postcard image, is very popular with families working in Cannes and foreigners on holiday. It is impossible to deny its potential, much like that of the Alpes-Maritimes in general.

North Europeans have a particular taste for the destination, the charm of the old village, the proximity of the golf courses, Cannes and the airport. The presence of an international school reassures businessmen wishing to settle their families in the south of France while taking on the responsibility of going back and forth professionally. The prices, although high, are more attractive than in the ‘Cité des Festivals’.

The trend is clearly towards “turnkey”. The buyers, most of whom main residence dwellers, require a functional property without delay and are reluctant to undertake any work. On the other hand, property dealers continue to rely on Mougins and, conversely, on the houses to be completely restored within the internationally renowned village.

The real estate market is therefore active, flourishing and pricey.
